Things you should know before investing in a property overseas
High property prices in India deter investors but many overseas locations offer good investment opportunities. Buying property abroad has become easier after the RBI raised the annual limit for remittance from Rs 75 lakh to Rs 1.5 crore. "There has been a significant increase in the number of foreign real estate investment-related enquires since the Central bank increased the investment limits," says Mudassir Zaidi, National Director, Residential Agency, Knight Frank India.
However, before you buy, do the due diligence. Find a consultant who has knowledge of the relevant laws of India and the country where you are looking to purchase the property. For instance, if you plan to bequeath the property, you need to check the inheritance and succession laws of the country where you intend to invest.
You also need to be aware of the tax implications of buying a foreign property. They will depend on your citizenship status and the country of purchase. For instance, for Indian residents who have purchased a property in the US, any rental income arising from the property (whether notional or actual) will be taxable in India. This income shall also be taxable in the US. However, "If you are taxed in the foreign country, you can claim a foreign tax credit in India for taxes paid in the foreign country," says Amarpal S. Chadha, Tax Partner, EY India.

India's Property Market Paradox: Unsold Apartments, Crisis For Common Man
MUMBAI — India's property developers are facing the heat. Their debts are high, and they are offering discounts, free parking spots and gifts like gold coins and iPhones to sell apartments says a Reuters report.
Normally, such a market should mean buying a house is easier than before, as property rates plunge with excess supply. But for most Indians, that has not happened.
The answer to this puzzle is that most of such unsold homes are expensive, located in upscale societies and in cities like Delhi and Mumbai, where residential property prices more than doubled from 2009 to 2012. Instead of cheaper housing, most developers built apartments that cost over Rs 1 crore on average, as these include a hefty margin and are targeted at richer buyers. But the average Indian cannot afford them. Their demand is in a far lower range of Rs 5 lakh to Rs 20 lakh. So while apartments remain empty, India's middle class is faced with a housing crisis for a lack of affordable housing.

Macau, Hong Kong citizens can’t buy property in India without RBI’s permission
Mumbai: Reserve Bank of India (RBI) on Wednesday said citizens of Macau and Hong Kong are prohibited from acquiring property in India without the central bank’s prior permission.
Macau and Hong Kong are both special administered regions of China and join a list of citizens of eight countries which are prohibited from buying property in India without RBI permission.
Citizens of Pakistan, Bangladesh, Sri Lanka, Afghanistan, Iran, Nepal, Bhutan and China cannot acquire property in India and can only lease such assets for a period not exceeding five years, according to RBI.

Rush to pay property tax before civic poll
Navi Mumbai: The property department has reason to cheer with as many as 1,700 people, including poll contestants, queuing up to pay property tax before the upcoming Navi Mumbai Municipal Corporation (NMMC) election. It is mandatory for aspiring candidates to clear all pending dues with the corporation to be eligible to contest the poll and acquire no objection certificate (NOC) from the department. Even those who propose or second the proposal of a civic candidate must pay up all dues and arrears.
"Such large turnout to pay property tax or seeking NOC is rare. But before elections, the aspirants, as well as those who are involved in proposing or supporting candidates, need the certificate. So one can say that the majority of payments is primarily due to the coming elections," said assessor and collector P B Kulkarni.

Locals cry foul over illegal activity in QMC property
QUEPEM: An allegedly illegal development in a 2,538 sq m property belonging to Quepem municipal council (QMC) and earmarked for an extension of an existing playground at Condy has irked local residents, as municipal authorities have adopted a passive attitude.
The property under survey no. 102/3 is located on the northern side of Quepem town, behind the police station, and development activity has been noticed since March 2, after seven fruit-bearing coconut trees were axed by some labourers.
Suspecting that the activity might be a precursor to some illegal development, the villagers of Condy informed a QMC official; but though he assured that he would conduct a site inspection, no action was initiated by the council.

How Indians have become the largest non-Arab investors in Dubai's real estate
Dubai: The Burj Khalifa's record as the world's tallest building is well known. Not so well known is its connection with India. Indians own the most number of apartments in the building, which has more than 160 stories and a height of over 828 metres. BR Shetty, an Indian industrialist based in the United Arab Emirates (UAE), paid United Arab Emirates dirham (AED) 45 million in 2005 to buy the entire 100th floor. BK Modi, a Singaporebased businessman, Rizwan Sajan, chairman of real estate company Danube Group, and Bollywood actor Shilpa Shetty, to name but three, are other Indians or people of Indian origin who own apartments in Burj Khalifa.
Last year, building materials supplier, Danube Group launched a project to develop 175 townhouses at Al Furjan — a residential hub in Dubai — by 2016. The three- and four-bedroom houses, with a built-up area of 2,500-3,000 square feet, have prices starting at AED 2.5 million (1 AED = Rs 17.01). The entire project was sold out on the very first day. Happiness in a Bottle !
There are so many little things that can make a person happy. It may be good food for a few or a drink, it may be fun & masti at a pub or at a kitty party. It may be serving the society for a few & looting the society for others. But in reality it’s just a bottle of Coca cola that can make you happy in any state of mind, at any location as well in any journey. Coca Cola is the most refreshing drink for me, and I like it very much, since my childhood and it really makes me happy. Bedtime rituals and the most reliable Pampers !
Few years ago when we got our first baby, it was indeed a
great pleasure for all of us. The whole family enjoyed & played with the
baby. We too were delighted with every minute that we passed with her. She was
so cute, so sweet. Day usually passed while all the family members playing with her. One or other person always took the
baby in lap & enjoyed every minute. It was a toy for my mom & my
father, a toy that used to smile, laugh as well cry. It was only late night
when we used to get the baby with us. And that was the time for us to enjoy with
her.
What a time it was. Great feelings, great enjoyment. We
used to play till late hours with her. One of my friend asked us to use Diapers
at night so that baby could sleep easily. We purchased few packets &
started using it every night.
My wife used to sing songs so that baby could sleep. But
we just could not understand that why she started crying after every few
minutes. Sometime, we started telling the baby, stories of our childhood on
which she always laughed loudly. We used small toys to attract her attraction
& put her to sleep. One of our routine home made song was :

She used to smile & laugh loudly on listening this

of no use.
It was just by chance that the diapers that we had
purchased were finished & I went to the chemist shop to buy few more packs.

higher price. I agitated & asked him to give the older brand that we used
earlier. His reply was quite stunning for us. He said that the older brand that
we purchased earlier was not a quality product. He explained that the old
diaper keeps dry only the outer area while the inner side is totally wet and as
a result, baby can’t sleep properly.
I was shocked. I understood that why my baby is unable to
sleep properly at night. I immediately purchased few packs of Pampers came
back. My wife was equally shocked. It was our fault and the result was extreme
torture for our baby i.e. to sleep in the internally wet diapers.
The minute, we used Pampers on our baby, she started
sleeping normally. It was a great relief for all of us. Now if anyone asks me
